Is the Market Right for Fix & Flips?
Fix & Flips are making a comeback. The volume of Fix & Flips in certain has increased and profits are being made, but there is still risk involved and you should proceed with caution. In this class we'll look at recent trends in the flip market and talk to investor active in this market. We'll answer questions like: What types of projects are out there, and what is their level of difficulty? Which neighborhoods are most profitable? How can I evaluate risk? Which renovations are most profitable? How do I hire and manage subcontractors? What common problems come up and how can I solve them? What renovation work should I focus on? What can be skipped to increase profit? What is the lending environment like and what are the Fannie Mae guidelines?

Property records and data are reviewed at many different levels (neighborhood, zip code, town, region, etc.) in order to gain a deep understanding of the local real estate conditions. In addition, we compare historical data with current economic data to try to predict what lies ahead. You will leave this session with a solid understanding of the residential and income housing market in and around Denver and which areas have had the best and worst appreciation.
